An amalgam of commercial management, time and cost reporting functions provide reliable project data upon which informed decision-making can be implemented. Through various estimating techniques including first principles estimating, aligned with access to our vast historic price data, we are able to produce estimates that can be relied upon with confidence. With the application of risk management techniques we can determine budgets at differing confidence levels to meet business case requirements.

Project Feasibility

  • Rider Levett Bucknall provides strategic property portfolio advice on how to achieve optimum value for a given expenditure through the life of a property asset. We are experienced in providing business case analysis and feasibility studies for international projects. This includes the initial capital investment required to create the built asset plus whole life costs associated with maintaining and running a facility. These are then set–off against the revenue receipts over the course of the assets economic life from the use of the facility. Clients, funding institutions and equity stakeholders are then able to establish whether there is a business case for the project.

Strategic Procurement

  • In conjunction with other members of the team we assist in providing the client, its investors and financiers the most appropriate delivery mechanism, taking into account the client’s ability to provide funding from its own resources and management expertise to operate an asset.

Cost Estimating

  • As the design develops, we provide cost planning advice to ensure that the design keeps within the overall budget. We advise on alternative component and material costs in order to keep within budget and to value engineer the most cost effective solution. At defined review periods we provide a report on the commercial aspects of the design. We ensure that the design is cost managed and kept within approved budgetary constraints. Rider Levett Bucknall possesses current and historical cost data from the international projects that it has completed through its global network of offices. The benefit of such information is to enable more accurate cost estimating than would otherwise be the case.

Procurement of Contractors

  • In order to facilitate the receipt of competitive tenders, Rider Levett Bucknall, with assistance from legal advisors and design consultants, produce tender documents including bills of quantities and schedules that describe the work to be executed. This enables contractors to price the work and allows tenders to be evaluated on a like-for-like basis. Price is only one consideration and tenders will be assessed in accordance with agreed quality criteria so that tenders are evaluated taking account of both quality and price. Having worked with many international contractors, we are well placed to assist in providing names of suitable contractors to tender for projects. In conjunction with the legal advisors and design consultants, we assist in compiling contract documentation, performance bonds and collateral warranties.

Cost Management

  • We have considerable experience of not only managing budgets pre-contract and before works commence on site, but also post-contract after the contractor has been appointed and the project is under way. Where appointed, we are able to provide comfort to those funding the project that the work is proceeding as anticipated or provide an early warning if there are potential changes that have not been expected. Any client-initiated variations to the project will be measured and priced so that the overall approved budget is not exceeded.
                                                                                                 
Project Management

  • We have worldwide experience of project management and the delivery of projects on time, within budget and to the specified quality. This experience enables us to identify issues that may affect the successful outcome of future projects at the feasibility stage and through design development. Combined with our commercial role in projects, we are able to identify alternative methods and processes for achieving project objectives. We adopt a collaborative approach to maximise the contribution of all parties and stakeholders.
  • If required, we are able to provide project management expertise post- contract to manage the construction and implementation phase of the project. We provide dynamic control of the project from the outset, setting out a framework of controls and clear reporting.

Project Monitoring

  • Acting on behalf of international banks and funding institutions, Rider Levett Bucknall advises the funders of project risks affecting the development and whether those risks have been removed, reduced or mitigated sufficient to meet lending criteria
  • We also monitor project performance, particularly in relation to progress against the contract programme and cost expenditure compared against the agreed budget and draw-down of funding.

Project Recovery

  • Where projects have not progressed as planned and require intervention to achieve completion and protect an investment in an asset, we have experience of stepping in to recover the project and protect the client’s reputation, commercially and in conjunction with legal advisors, its legal position enabling the client to seek redress from those responsible.
